Fulton Homes is planning to offer homes in the $300K in their Fulton Ranch Subdivision in Chandler, Arizona. Fulton Ranch is the most expensive subdivision Fulton Homes ever developed. It features ½ acres custom home lots in the middle of a lake system and two high end track home communities, Aegean and Gallery. The custom home lots start in the $500K. The starting base price for the Aegean and the Gallery is in the $600K and $400K, respectively, these are expensive cookie cutter homes.
I was watching the presentation of Fulton Homes proposed changes to their Fulton Ranch Subdivision to the Chandler City Council. There were few Fulton Ranch home owners attended because of the lack of notice by Fulton Homes. Fulton Homes only gave notices to home owners within 600 feet of the proposed changes, which meets the minimum legal requirement by the city of Chandler; however, it affects the entire subdivision and Fulton Homes should have given all Fulton Ranch home owners the notice instead of taking a short cut with a minimum requirement. The few Fulton Ranch home owners that attended the meeting voiced their concerns and they’re all against the Fulton Homes propose changes.
It seems Fulton Homes is trying to get their proposed changes with minimal feedback to the City Council from the Home Owners and hoping for a quick approval. I understand Fulton Homes needs to change their offering to stay competitive; they can not continue to offer million dollar cookie cutter homes in the current real estate marker. Fulton Homes filed Chapter 11 bankruptcy a couple weeks ago and this is part of their restructuring. Fulton Homes try to be sneaky about it and their spokes person is simple full of shit by presenting the new proposed homes will be equal or better. Make the changes to stay competitive to sell out Fulton Ranch but be honest and ethical about it. Disclose everything to the current homeowners who they sold the Fulton Ranch Dream. Most of these home owners are highly educated and can see pass the BS. Fulton Homes should have at least sent out email notifications to the home owners who registered online for warranty work and post notices of the public hearing on the Parcel’s Mail Stations. A short letter of why they need to change would have softened the blow. I understand the concerns of the Fulton Ranch homeowners; the proposed changes will affect their home values in the future when they refinance or sell their homes, these new homes will be their comparatives. The next Chandler City Council meeting is February 26th; they most likely approve the changes.
