I listed my friend’s home last Thursday, January 2nd. I just took the pictures and completed the virtual tour and we already had a showing. I didn’t know about the showing because the buyer’s agent has not synchronized her key yet, I get an email whenever my lockbox get accessed. I went there last night to put my sign up and that’s when my friend told me about the showing. Wow, one day in this market and we had a showing. It’s not unusual but I’ve gotten used to my last couple of listings that expired. One of my New Year resolution is to quit taking overprice listings. I checked my email this morning and I finally received the alert from the Supra Lockbox ShowingValue, I got the buyer’s agents info and I followed up. Her (the buyer’s agent) feedback was the buyer likes the house and it’s priced correctly; however, the buyer wants vaulted ceilings and a larger kitchen. I don’t think the buyer will find those extra features in that neighborhood at that price range. They’ll probably make us an offer after seeing more homes in the area. If you priced it correctly, the buyers will come.
