     Phoenix Metro Realty Residential Property Management serves the areas of Southern Phoenix, Ahwatukee, Tempe, Chandler, and Ocotillo. These service areas are within a 20 minutes drive from our centrally located office in Tempe. We provide Property Management service to single family homes, town homes, and condominiums. We are a full service Arizona real estate brokerage; we can help you buy your investment home, find a tenant, provide property management service and sell your investment home. With our efficient systems and personal customer service, we are able to grow and established our residential rental property management service in the areas of southern Phoenix, Tempe, Chandler, Ahwatukee, and Ocotillo.

     We serve our clients (rental owners) in both leasing and management services. Our leasing fee includes internet advertising, marketing, and MLS co-broke (commission to other Realtors). Our Rental Property Management service includes frequent property drive-by inspections to prevent any potential HOA fines. Summary of our Residential Property Management Fees:

     • SET-UP FEE: $250 non-refundable + $250 refundable operating reserve ($500 total).

     • LEASING FEE: One-half (1/2) of the first months rent ($650 minimum).
          This includes the MLS Co-op fee and collected after the tenant has paid their initial rent.

     • MONTHLY MANAGEMENT FEE: 10%  ($95 minimum).

Marketing your rental property:
  • Rental listing will be placed on Multiple Listing Service, MLS (no additional charge for co-broke)
  • Electronic lockbox will be placed on property for other agents to show property  
  • 24x18 Signage with flyer's cylinder

 Tenant services:
  • Answer phone calls and emails inquires about rental vacancies
  • Show vacant properties to potential tenants

  • Run criminal background check, credit report, employment verification, rental history, bank references on all potential tenants
  • Accept initial rents and deposits
  • Sign and explain the rental agreement to tenant
  • Sign property condition checklist during move in with tenant, take pictures of the property as part of the move-in move-out inspection.
  • Give required disclosure forms

Property turnover:
  • Negotiate new lease with tenant, rent increase 
  • Sign property condition checklist during move out with tenant
  • Provide owner with estimate of “rent ready”
Rent collection:
  • Send monthly rent billing statement to tenant
  • Collect rents and any HOA fines
  • Promote and establish auto draft and electronic payment accounts
  • Sign and send rent receipts
  • Maintain rent-collection records  
  • Prepare and serve late rent notices
  • Serve unlawful detainer notices
  • Serve rent increase and tenancy termination notices
  • Automatic Deposit rent to owner's bank
Maintenance:
  • Register rental properties to Maricopa or Pinal county
  • Conduct drive-by inspections
  • Provide monthly report of maintenance, repairs, and utility expenses to Owner
  • Give rental violation notices when applicable
Maintenance for Multi-Family Rentals and Apartments:
  • Order the cleaning of hallways and entryways and other common areas 
  • Replace light bulbs in common areas
  • Order the cleaning of stairs, decks, patios, façades and sidewalks
  • Order the cleaning of garage oils on pavement
  • Lawn care, trim bushes and rake leaves 
  • Order the cleaning of garbage and debris on grounds
Repairs:
  • Accept tenant complaints and repair requests
  • Inform Owner of maintenance and repair needs
  • Categorize and maintain written log of tenant complaints
  • Any repair completed by ourselves or by the home warranty company is included
  • Any remodeling or major repair supervision is not included in the monthly maintenance fee
Other Responsibilities:
  • Provide his/her phone number to tenants as an emergency contact number. Within reason, Manager should be able to respond at any time to an emergency
  • Meet or call Owner monthly to consult on the job priorities and give updated reports on status of residents and management priorities
  • Submit monthly time sheets to Owner detailing activities, materials purchased and receipts
  • Collect and Pay the City's Privilege Tax

Tenant Screening Service:


Phoenix Metro Realty will prepare a summary of each rental applicant to present to the owner for approval. We’ll review with the property owner these qualifying criteria.


  • Rental History - Our property managers will call the previous property managers or landlords to verify the number of times the rental applicants where late, how many “5 Day Notice” they received and the overall condition of the property. 
  • Income and Employment History - Rental Applicants must have verifiable employment or verification of income, a minimum income of 2 ½ times the monthly rent. Married couples and related residents over 18 may combine incomes. We verify the tax return if the renter is self-employed.
  • Credit Score and History - We use Zip Reports to run our rental applicant’s Credit History. We verify that there is no open bankruptcy or unpaid rental collections.
  • Occupancy and Move-In Date - Occupants may not exceed 2 persons per bedroom. All occupants over 18 must be included in the Lease Agreement. Schedule move-in date will not exceed 30 days; we’ll not hold a rental longer than that.
  • Pets - The rental owners decides if pets are allowed. Depends on the current rental market, most owners allowed small pet.
  • Security Deposits - Depending on the current rental market, we can take a deposit up to 1 ½ times the monthly rent.
